What is the largest threat to an empty house?

Moisture! Water in any form can harm your dwelling and possessions faster than you can imagine.  Any penetration of the waterproof membrane which surrounds your home is a serious threat.  This could be caused by weather, leaking fixtures, a broken (or open window), a hole in your roof, wall or floor.

What other sources of water are present in my house? 
Less obvious, though more serious, are the cumulative effects of humidity.  This insidious fact of Florida life is the single most important reason why someone should check your house regularly – to measure and adjust your interior climate controls to keep humidity at acceptable levels.

Why is humidity such a serious threat? 
Relative humidity that is above 60% (in most cases) stimulates the growth of mold.  Mold, once it takes hold of the textiles in your home (the upholstered furniture & bedding, decorative pillows, draperies, and clothing) is impossible to remove. And, if undetected for a long period of time, the walls in your house will turn green and the house will develop an unhealthy, foul odor.  If damage has occurred to this extent, the next step is to file a claim with your insurance company.

Why should I use a professional service instead of a friend, or neighbor? 
If you have a trusted friend who will visit your house on a regular schedule to make the adjustments necessary to keep humidity at bay, then you are indeed a lucky person!   Be sure to reward your friend for the responsibility (s)he accepted for your expensive investment.

On the other hand, some insurance companies will discount the policy on your home if you hire the services of a licensed, bonded and insured professional to regularly monitor the all the systems in your home – in all kinds of weather.   There are other added benefits to “going professional” in this matter:  you have a point of contact in the event that any type of work (repairs, or otherwise) will be done in your absence.

It might be more costly NOT to have someone watching over your house.  Many clients consider the cost per visit “a bargain,” and then, there’s that priceless “peace of mind.”  Cost is determined by square footage and time.
